Further Information
Arrival is any time after 4 p.m. on your first day.  For your convenience, the keys to the property will be left in a ‘key safe’ box outside of the property so that you can arrive at your leisure, as there is no check-in reception. You will need to email: info@amosleisure.co.uk or call 01538 399813 during office hours 5 days prior to arrival to obtain the key codes.

Please vacate the lodge by 10 a.m. to give the housekeepers time to prepare the lodge for the next guests. The keys should be put back in the box when you leave.

Beds are made up on arrival. 1 bath and 1 hand towel will be left for guests. We do not provide additional towels for hot tub use.

There is a log burning stove in every property and a supply of logs and sticks will be left for you. If you require a further supply these are available to purchase.

A small pack of cleaning materials, toilet rolls etc. is left in each property. This intended as a starter pack only and you may need to bring/purchase more items, particularly for longer stays.

There are two ponds within the grounds of Ramshorn Estate Please take extra care with children and do not leave them unsupervised.

All properties are STRICTLY non smoking.

Pets are allowed in Dimmingsdale and Norbury lodges at The Ramshorn Estate, and School House only. For more than 1 pet There is a charge payable of £35 per pet. Any more than 2 pets are excepted at the owners discretion only, please request prior to booking

Amos Leisure primarily book family parties. We may not accept stag or hen parties or large single sex parties. We ask that you advise us at time of booking.
 
Ramshorn Estate, The School House and The Watermill are self-catering sites.

There will be a site manager around daily if you have any questions please feel free to ask him whilst he is on site.  Any issues or problems should be reported immediately to us and ideally first thing in the morning so that we are able to assist in a timely manner.

Please note that Staff are sometimes only available in the mornings to assist you and therefore it is important that you contact us ASAP should you require assistance. You can of course contact us at any time in an emergency, please leave a message, your location/lodge and your number and your call will be returned as soon as possible. Requests out of these hours unless an emergency may have to be left until the following day.

Booking Terms & Conditions 
For The Ramshorn Estate, School House and The Water Mill
The usual check in time is 4pm (subject to unavoidable delays)
The checkout time is 10am. You are obliged to leave the property and it’s outside area in a clean and tidy condition.
You are responsible for any damage done or loss sustained during your stay.
 
Making a booking
When you book you are accepting on behalf of your party, the terms of these booking terms and conditions. A binding contract comes into existence once we have issued you with a confirmation notice. The booking conditions form the basis of your contract, you must check your confirmation notice carefully as soon as you receive it and advise us if any information is incorrect, straight away.  We regret we cannot accept liability if we are not notified within 7 days of us sending you the booking acceptance notice.
Amos Leisure primarily book family parties only. We reserve the right to decline bookings from large single sex parties e.g. Hen or Stag. You MUST advise us at the time of booking. The maximum number of person allowed at the property is clearly stated, this must not be exceeded the Owners reserve the right to terminate the hire without notice and without refund in case of a breach of this conditions.
We cannot accept bookings from anyone under the age of 18 or on behalf of a party under the age of 21.

We reserve the right to correct errors in advertised prices, we will advise you of any errors at the time of booking.
We also reserve the right to correct errors in confirmed prices.  In this case we will contact you as soon as we become aware of the error.  If the correct price is higher and you do not wish to pay this, you will be entitled to cancel and receive a full refund of all monies you have paid to us providing that you notify us within 14 days of our advising you of the error.  We promise that we will not seek to correct any error in a confirmed price within 8 weeks of the start of your holiday.


Payment
When you book you must pay the applicable deposit required. Your balance is due 8 weeks prior to arrival.
Good Housekeeping bonds may be levied and would be payable on your arrival date


Cancellation by you
Telephone or email us immediately if you have to cancel your booking and on the same day send us a written confirmation quoting your booking reference.  Your cancellation is effective from the day we receive your letter.
If you cancel, a charge will be payable by you to cover our costs.  The deposit is none refundable.  Any cancellations after the balance due date will be non-refundable, prior to the balance due date there will be a 50% charge.
 
Cancellation by us
On the rare occasion that of ‘force majeure’ we may have to cancel your booking.  If we do we will tell you as soon as possible and will offer you an alternative or full refund.  We regret that we cannot pay compensation or meet any expenses or costs you may incur as a result of any cancellation or change
 
Force Majeure
We cannot accept any responsibility or pay any compensation in circumstances amounting to force majeure, including any event we could not, even with all due care have foreseen or avoid.  Such circumstance include the destruction or damage of your accommodation (which cannot be reasonably remedied to a satisfied standard before the start of your holiday) through, fire, flood, explosion, storm or weather damage, break in or similar event beyond our control.

Responsibilities of the Holidaymaker
The property will be used solely for the purpose of a holiday by the Holidaymaker and their party, no party is to exceed the number of guests permitted in the property. Babies in travel cots may not be counted as a number of your party.
We do not provide travel cots, you are welcome to bring your own.
 
Pets
Pets are allowed in properties that are advertised as permitting pets, if a Holidaymaker takes a pet to a Property that does not allow them, or exceeds the stated number of pets, for either reason the owner can refuse to allow the Holidaymaker to take possession of the Property or make the Holidaymaker leave the Property before the end of their stay. 
No pet is to be left unattended within the property unless for short periods with in a cage/crate.  Pets are not permitted in bedrooms or on furniture including sofas. Any fowling should be bagged and put in the bin, including within the woodland areas. The Holidaymaker is liable for all damage caused by his/her pets. The Holidaymaker should remove all traces (inside and out) from the Property of pet occupation before final departure. Amos Leisure reserves the right to levy any additional charge for any extra cleaning required after the Holidaymaker occupancy.
 
Damage to Accommodation
The Holidaymaker agrees to keep the property and all furniture, utensils, equipment, fixtures and fittings, hot tub and hot tub lid in or on the property in the same state of repair and condition as at the commencement of the holiday and to ensure that at the end of the holiday the property is left in the same state of order and cleanliness in which it was found.  The property owner reserves the right to levy an additional charge for any extra cleaning required after the holidaymaker’s occupancy and for any consequential loss.
 
The Holidaymaker must report as soon as possible to the Owner any breakages or damage caused by the Holidaymaker during the holiday and to reimburse the Owner with the cost of replacement.  The Owner reserves the right to make a claim against the Holidaymaker for repair or loss as a result of the damage caused. In the event that damage has been found after the occupancy and prior to the following booking, if the guest has failed to report any defect or damage on arrival then the damage will be deemed to have been caused by the occupant and will be subject to reimbursement to the Owner.
 
The Holidaymaker must ensure that the Hot Tub is used in a correct manor, in accordance with the instructions and paying attention to any warnings and guidelines within those instruction, breach of the given guides or any signs of misuse will forfeit the Hot Tub use for the duration of the stay and it will be switched down accordingly.  If the Hot Tub requires additional cleaning or refilling the Holidaymaker will be liable for the cost of such.
 
Holidaymaker and all members of the party must show due consideration for other parties, refraining from abuses of the property and/or dangerous conduct, offensive or rude behaviour to the Owner, their representative or any third parties such as neighbours and other guests.  If the behaviour is unsatisfactory, then we may elect to terminate this agreement and require you to leave the property immediately.  In these circumstances we will treat your booking as having been cancelled by you from the moment of termination.  If you or any person for whom you are responsible causes damage to any property, you must pay such sum as necessary to make good the damage or loss including any sums we may expend in compensating other people.
 
Liability
The Owner accept no responsibility whatsoever for your personal belongings whilst they are at the property.  We also cannot accept liability for cars that are parked at owner’s risk, noise, nuisance or disturbance resulting from building works, noisy neighbours or local events etc and disruption of services from utility suppliers.
The owner cannot be held responsible for any accident, loss or damage which may be sustained by any hirer, member of his party, or visitor or their property however caused.
 
The Owner or their representatives shall be allowed access to the accommodation at any reasonable time during the holiday to deal with complaints, repairs etc and to verify at certain times that the property is being used in accordance with the terms and conditions already agreed to.
 
Comments and Concerns
You must notify us of any shortcomings within your accommodation immediately during your stay so remedial action, if appropriate can be taken.
 
In the event of any breaches of the terms & conditions the Holidaymaker’s shall be deemed to have cancelled the Booking and the Holidaymakers shall have no claim for compensation or reimbursement whatsoever.
 
Hot Tub Conditions of Use & Advice
Please take a few minutes to ensure that all users of the hot tub read and understand the following information prior to use.
 
The visitor is responsible for reading this agreement and its terms very carefully and ensuring all occupants of their lodge are fully aware of the terms before entering the hot tub or the hot tub area.

We do not wish to alarm you but need to be sure you understand the importance of following the guidelines set down in this information package. Used correctly hot tubs are perfectly safe and we hope that it will enhance your stay.

You will note in the conditions of use we ask that you bath/shower before using the hot tubs, if you don't the dead skin cells, grooming products, dirt and bacteria on your body that you would have washed off in the bath or shower will be washed off into the hot tub - and it will stay in your hot tub for the duration of your stay. This sounds horrible and it should. By not bathing before you use the hot tub you are effectively using the hot tub as a bath - are you happy to share this ’bath water’ with your friends and family for the duration of your stay?
 
On your arrival the hot tub will be clean and sanitised, and may still be reheating to the optimum temperature, if there has been guest in your property before you, we therefore cannot guarantee that your hot tub will have reached its optimum temperature on your arrival. We completely re-sanitise between guest therefore, if the hot tub becomes contaminated it will be because you have contaminated it, if our staff consider that the hot tub is contaminated to the point where it becomes unsafe for you to use, the tub will be decommissioned and you will lose the use of the hot tub for the remainder of your stay.
 
We advise anyone with any health concerns or problems must consult their doctor prior to using our hot tubs. In particular, persons suffering from obesity, a history of heart disease, any cardiovascular conditions, low or high blood pressure, circulatory system problems, diabetes, etc. We advise that anyone using any medication must consult their doctor prior to using our hot tubs. Also anyone taking medication that is likely to induce drowsiness or affect the heartrate, blood pressure or circulation MUST consult their doctor. People taking medications that can induce drowsiness such as tranquillisers, anti-histamines, or anti-coagulants, etc are not to use the hot tubs. You must not use the hot tub if you are under the influence of alcohol or drugs (whether legal, illegal, recreational or otherwise).
 
Never use the hot tub alone, always ensure that there is at least one other adult present at the property who are aware that you are using the hot tub so they can check on your well-being at regular intervals.
 
Pregnant women are advised not to use hot tubs.
 
Children must be over nine years of age, and be supervised by an adult at all times.
 
Please take care when walking on wet surfaces, take particular care when re-entering the properties as when the flooring surface is wet it will present a slip hazard, Amos Leisure will not accept liability for any accidents.
 
Do not smoke, eat or consume alcohol or any other beverage whilst in the hot tub. The use of glass in or around the hot tub is strictly prohibited.
 
Do not jump into the hot tub.
 
Electric and water do not mix, Do not use any electrical items in or around the hot tub area, items include - but are not restricted to - radios, mobile phones, iPod etc.
 
Before using the hot tub carefully remove and store the lid in a safe location so as not to present a trip hazard or is likely to fall and cause injury. Note that removing and replacing the hot tub cover must be undertaken by a minimum of 2 persons to prevent strain and injury and avoid damage to the lid, sitting or standing on the lid will also cause damage - guests will be responsible and must pay for any damage to the hot tub lid/cover.
 
Do not add washing up liquid, bubble bath or any other chemical into the hot tub, this may cause harm to the users and will affect the chemical balance of the hot tub.
 
You will notice a floating device in the hot tub, this contains chemicals for slow, continuous, release into the hot tub. This device may be removed from the tub during use (lift from the tub holding the top of the device not the parts submerged in the water, set aside in a safe place where children and pets cannot come into contact with it) but remember the device MUST be returned to the hot tub immediately after use.
  
Your hot tub has been pre-set to the correct temperature (approx 37 Degrees Centigrade), this is the temperature we recommend you keep the hot tub set. Please be aware that if a hot tub is used for long periods during very cold conditions it may lose heat. In very warm condition you may find the temperature higher than expected on taking off the cover or lid should this be the case the temperature should fall when the blower has been on for a while. When the hot tub is in use the temperature will drop, there is no need to worry about increasing the temperature, the heaters will come on automatically once the temperature drops, however should you desire the temperature to be warmer or cooler you can use the high & low controls to do this. When operating the controls please ensure that you allow the temperature display to stop flashing before pressing either the jets or the light button, pressing any other button before the display has stopped flashing may result in the hot tub going into maintenance mode, as a result you will be unable to prevent the water temperature decreasing.
 
Should the temperature rise above 37 degrees centigrade it is recommended that you do not spend more than 15 minutes in the hot tub at any one time, maximum of 30 minutes for all other temperatures before taking a break.
 
The site staff will test the hot tub water regularly. The water chemistry will need balancing under normal use and this will only take a few minutes for the staff to carryout however should the water become contaminated to the point where more thorough water balancing is required due to the conditions of this agreement not be followed correctly please be aware that your hot tub could be out of use for anything between 2 - 24 hours depending on the treatment/action required, if the water cannot be balanced by chemicals and filtration and the hot tub needs to be drained then the hot tub will remain out of commission for the remainder of your stay. No refund or compensation will be made for ‘lost hot tub time’ due to contaminated water caused by misuse.
 
Do not bail/splash water out of the hot tub, the water level needs to be at a level where it can enter the filter inlet for your hot tub to filter correctly. In order for you to use the hot tub, a certain level of water is required, otherwise the pump will work over time to try and circulate the water thus damaging the motor. If your tub needs to be topped up with water a member of staff will do this on the daily round, however if this is required the temperature will drop and the tub will take time to re heat. To conserve heat please put the cover on after use immediately.
If you splash water out of the tub, we are not obliged to repeatedly replenish it and any misuse of the tub, will mean that it will be switched off during your stay.

When not in use please ensure the three jet speeds are set at ’min’ and that cover is replaced. This will ensure the temperature remains constant and will keep dirt, leaves etc out. Also this is for safety reasons especially where children are around.
 
Please do not overload the hot tub as this may cause damage, you will be liable. In order to avoid interaction with our staff wherever possible maintenance of your hot tubs will be carried out early morning before you rise or late morning when often guests will have left for the day. If there are any issues with the hot tubs that prevent use for a set period of time a notice will be attached to the hot tub giving full information and instruction.

Anyone using our hot tubs with any of the medical conditions mentioned above does so at their own risk. Amos Leisure will not accept liability for incidents of use against our advice.
